2026 China Rental Market: Prices Are Dropping — Here's What That Means for Expats
Stay2CN Community Update | Housing & Rentals | May 2026The Chinese rental market has shifted significantly over the past year, and if you're looking for an apartment in 2026, the landscape is different from what it was even in 2024.
Here's what I've observed across multiple cities and what it means for foreign renters.
The Big Picture: Oversupply in Major Cities
China's property sector has been in correction mode, and that has spilled over into rentals. In cities like Shanghai, Beijing, and Shenzhen, there's simply more inventory than demand right now.
What this means for you:
• Rent prices have dropped 10–20% from their 2023 peaks in many neighborhoods
• Landlords are more willing to negotiate — especially on longer leases
• Quality has improved — empty units get renovated to attract tenants
City-by-City Snapshot (2026)
Shanghai:
• Former French Concession: Still premium, but ¥500–1,000 cheaper than 2023 for equivalent units
• Jing'an: Slight softening, good time to negotiate
• Pudong: More new buildings, competitive pricing
Beijing:
• Chaoyang: Steady demand, minor price drops
• Haidian: Tech sector slowdown = more rental inventory
• Dongcheng/Xicheng: Historic areas holding value, but longer vacancy periods
Shenzhen:
• Nanshan: Still strong due to tech workers, but less frenzied than before
• Futian: Good deals available in older buildings
What Expats Should Know
• One-year leases are standard, but landlords are increasingly open to 6-month terms
• Negotiate on rent AND deposit. Some landlords will accept 1 month deposit instead of the traditional 2
• Furnished apartments are more common now — landlords know foreigners prefer them
• Agent fees are negotiable too. The standard is 50% of one month's rent, but you can often get it down to 35%
Platforms to Use
• Ziroom (自如): English app available, standardized apartments, reliable but slightly more expensive
• Lianjia (链家): Massive inventory, agents speak varying levels of English
• Facebook/WeChat expat groups: Best for sublets and roommate situations
One Warning
The lower prices have attracted some sketchy operators. If a deal seems too good to be true (luxury apartment at budget price), it probably is. Stick to established platforms or verified agents.
What's your experience with the 2026 rental market? Finding good deals, or still struggling?
